Research: Cladding costs

Massimo Chies of Aecom looks at how building regulation alterations are affecting commercial models by looking at different facade scenarios

01 / Introduction

Following several high-profile fires, most notably the Grenfell Tower tragedy in 2017 in which 72 people lost their lives, the government announced a wide-ranging review of building regulations around fire safety. This study considers the updates to the Building Regulations and examines some key cost considerations arising from the changes by considering three facade scenarios.

The May 2018 final report of the independent review of building regulations and fire safety, chaired by Dame Judith Hackitt, called for radical systemic change to the regulatory framework in order to improve safety both in new-builds and in existing high-rise stock. It expressed the requirement to bring much-needed transparency to the system while restoring public faith that our legislative framework is fit for purpose.
